This is a short term commercial lease for up to 3 years for renting out business premises such as an office, shop, restaurant or workshop. It protects the landlord and sets out the tenants rights and responsibilities such as the rent to be paid, the length of the lease and permitted use. It is suitable for all non-residential leases up to 3 years and includes an entitlement to assign and break clause. As a short term lease the tenant is responsible for maintaining the interior and the landlord the exterior.

- the rent payable
- the responsibilities of the tenant
- the responsibilities of the landlord
- an optional break clause
- optional exclusion of the tenant’s right to stay at the property at the end of the term
