This lodger agreement can be used when a room is let out in the house where you live. It sets out the rules which are to apply and what the lodger can and cannot do when living in your property. The agreement creates a license to occupy with few legal consequences. Providing you continue to occupy the property as your main home you will be entitled to bring the agreement to an end at any time on giving reasonable notice and ask your lodger to move out.
The agreement contains necessary practical provisions to protect the property owner’s interests. Clauses deal with the services that the lodger will receive, rent and restrictions on what the lodger may do in the property.
